Pottsville’s leading female real estate agent, Marisol Moylan moved to the area after selling land for Seabreeze Estate.
When you meet Marisol Moylan, you are greeted by the same warmth you’d feel when catching up with a friend. The other thing you’ll notice is her beautiful South American accent.
Despite having spent her entire working life in Australia, 30 years hasn’t been enough to shake her Chilean trademark. She comes from the city of Valparaiso, the main port of Chile, and moved to Australia after completing a degree in economics and business at university.
In 2006 Marisol was involved in selling land for Seabreeze Estate and fell in love with the area so much that she sold her property on the Gold Coast and purchased land and built her home in Seabreeze Estate. She has lived in Pottsville since 2009 and has become Pottsville’s leading female real estate agent.
“When you’re selling land, you’re selling the lifestyle. There’s no house to fall in love with, it’s about community and lifestyle. But this is also where relationships are formed. Pottsville really is a dream location, a fabulous laidback lifestyle,” she said.
WILLIAMS MEDIA spoke with Marisol about her career in real estate.
What is the one thing you have learnt over your years as an agent?
I believe that it is all about building relationships and trust. It is all about the client and putting people’s interests before your own.
What do you love most about the REAL model?
I love the back office/administration support provided, as well as offering agents a much better financial outcome. I feel that this model helps agents to give more time to do what they know better, which is prospecting, listing, negotiating, selling and keeping the deal together.
What are your interests outside real estate?
I am an avid walker and I believe that starting the day with a brisk walk every working day helps to improve my energy and fitness levels.
I am a Justice of the Peace and an active member of the Tweed Valley Justice of the Peace Association. I volunteer whenever my service is needed to help members of the public with their JP needs. I have a seven year old grandson who is my inspiration and I spend as much time as I am able to with him.
What are your predictions about the 2021 market in your area?
I would envisage similar market conditions to what we have experienced in the last 6 months if economic conditions remain the same. The market is strong, with lower supply of vacant residential land and existing dwellings, in contrast to higher demand from interstate buyers and people relocating.
The record low interest rates which we are currently experiencing have also been one of the main drivers in boosting market activity with record selling prices on the Tweed Coast.
If interest rates were to rise, we may see a general slowing in market activity.
What advice would you give to your vendors for the best outcome?
At the moment, properties are getting excellent prices. Depending on individual circumstances, it is a good time to upgrade, relocate or downsize. Either way, it is time to reap the financial benefits of your investment.
However, do not overcapitalise on final improvements before you list your property for sale. A lot of buyers like to see something they can add their own touch to.
What are your vendors currently saying about the market?
Vendors think the market is crazy and many wish they were ready to sell. We are experiencing a strong vendors’ market.
What are buyers currently saying about the market?
Buyers at the moment are fearful of missing out and prepared to pay above the listing/reserve price to get the property.
