McGrath Double Bay has welcomed leading Leasing and Business Development Manager, Jamie McCarthy, to their property management team. Principals Craig Pontey and Michael Finger are delighted to have such an outstanding leasing agent and dedicated business development manager join the team at a time when rental demand in Sydney’s eastern suburbs is extraordinarily high.
Over the past 12 months, rents in the eastern suburbs have soared 48.6 per cent* with a vacancy rate for January at just 1.2 per cent.
“Jamie has a wealth of talent,” said Mr Pontey. “He is renowned for his customer service across all rental categories and his contacts in the top end of the leasing market are second to none.”
Mr Pontey added that Jamie’s energy and fresh approach are a great fit for the culture of their revitalized team.
During 2022, Mr McCarthy leased more than 240 properties across Sydney’s eastern suburbs and CBD which command some of the country’s highest rental fees. His portfolio includes a large proportion of prestige properties for lease with weekly rentals ranging from $5000 to $30,000.
“There’s always a strong demand for rental property in my core area which reaches from Watsons Bay to the city and along the eastern beaches,” said Mr McCarthy.
“In my five years of property management and leasing I haven’t seen a market as strong for rentals in the east of Sydney,” said Mr McCarthy. “Many properties have increased in rental return by 5 per cent to 10 per cent over the previous 12-month period.
“Reflected in the low unemployment rate, recent demand has been fueled by corporates relocating back to Sydney from overseas,” he added. “This has driven the demand for one- and two-bedroom rental properties, reducing days on market and increasing rent returns.”
“My focus is on the premium property sector including harbourfront homes, beachside apartments, inner-city penthouses and homes in the consular belt,” explains Mr McCarthy. I often work with relocation agents from abroad tasked with finding suitable, secure properties for their high net-worth and celebrity clients. They appreciate having me here on the ground giving them the red-carpet service.”
Mr McCarthy said matching landlords with the right tenants is more important than ever. “My clients range from professional business couples to families wanting to be close to top schools,” he said. “They want high-quality properties in specific neighbourhoods or they approach me with a long checklist of requirements.”
“I really enjoy the task of matching people with homes whether it’s a city studio or a grand waterfront home,” he added.
While Mr McCarthy works to fulfil the, often specific, requirements of his tenants, he also focuses on delivering what his landlord clients expect. “It can be time-intensive but it feels great to deliver.”
Mr McCarthy believes service in the property management field has been lacking. “I’m bringing back traditional customer service,” he said. “I’m dedicated to the property management side of real estate. My goal is to reshape and revitalise what property managers offer and achieve.”
