Openn asked Josh to share 3 easy website-fixes you can do right now to beat your competition in the digital space.
GOOGLE ANALYTICS IS YOUR FRIEND
Josh’s first tip is to install Google Analytics if you haven't already.
“I want to know how many people have been to my website in the last 30 days. How many people have visited and how long are they staying there? What’s the average time spent on the page and what’s the return percentage? In other words, if we get 1,000 visitors to our website, what’s percentage of those 1,000 visitors were there the previous month? This information will tell you if your website is getting a decent amount of traffic and if people are sticking around.”
And if people are not revisiting your website, then Josh wants to know – where are they going? Could they be visiting your competitors? Maybe they’re visiting your Facebook page or going to major property portals? Knowing the analytics of your website will let you know where you sit in the digital space.
MAKE IT HYPER-LOCAL
When building a website, Josh says agents need to pick photos and videos that relate directly to their market.
“People will go to Shutterstock and download cheesy, corporate people shaking hands, giving a thumbs-up, or handing out keys. So, make it hyper-local. Make it about your market.”
Josh’s solution is simple: start building your relevant photo library in Google drive or in Dropbox with images that represent your market.
“Get local landmarks or aerial shots – photos or videos of things in your community. That way, when someone visits your website, instantly they make the connection. It makes enormous difference to how the community connects with your brand when they feel like you get them. Don’t steal it from Google images. Get your photographer to spend the day taking nice photos and videos.”
IF YOU’RE ASHAMED, IT’S TIME TO MAKE A CHANGE
In other words, if your embarrassed by the current state of your website – then it may be time to go back to the drawing board.
“You may not be sending people to your website because you don’t like how it looks or the listings don’t look quite right. Maybe there are a lot of people running Facebook ads right now, but they’re sending traffic to the major property portals. If your spending money on Facebook advertising and you’re not sending that traffic to your website, then that probably means you’re ashamed of your website, or you may need a redirection in strategy. If you’re not driving people to your website right now and you’re ashamed of it, then it’s time for a complete rebuild.”
