WILLIAMS MEDIA spoke to Jodie Mitchell about her career in real estate.
What is the one thing you have learnt over your years as an agent?
That everyone has a story, not all circumstances are the same. Listening is integral to understand the situation, and selling your property can be the most stressful time of your life.
What do you love most about the REAL model?
So much! The support is second to none. The entire group is personable and professional from the top down. It is such an easy process for me as an independent agent. It is the best career move I have ever made.

Rural will stay consistent with sales, prices will hold if not steadily climb. Rentals will stay strong. Coastal will keep its consistent quick turnover and high prices. The media is behind the eight ball with their predictions. Because of the super quick market changes, it’s a scramble to catch up if you aren't 'on the coal face' as we are. My advice is for buyers and vendors to contact their local agent to see what's happening with the market currently, not rely on the media.

Presentation is paramount at the moment. Buyers expect excellent marketing, photography, content and up to the minute staging/styling to pay top prices. To achieve a smooth and effective sales result, lets discuss the renovations you are planning and the maintenance that's required. Some things are worth the investment for sale, and some are not. As a busy agent in this market, I am speaking with and seeing buyers more regularly than before, and I see what they are looking for, and what they are wanting in their new property purchase. My vendors are still blown away at the prices that are being achieved and are considering selling earlier than they originally planned. My advice to them is to discuss a plan regarding their relocation. With the rental market as buoyant as the sales, it is wise to know exactly where they are planning on moving to and when, and to have this secured before their property goes to market.

Current buyers are unfortunately in what I call a ‘feeding frenzy’. Local buyers are almost priced out of the current market, with cashed up buyers not from the area that are outbidding others to secure their dream home. I have never experienced so many buyers contacting me regularly with their wish list.

Gyrocopter at Tyagarah Airport, SUP at Lake Ainsworth and Jerusalem Creek, boxing, artist, bush walking, growing my own food.
