What are your predictions for the 2021 market in your area?
Recent sales in the prestige market show a considerable jump, not only in demand, but with great results for vendors. It looks like this will continue for some time as the market makes up for the last 10 years or so. Value comparisons to interstate property show that the Gold Coast is great buying.
Are you noticing a significant change in buyers and sellers after COVID?
With disposable income being redirected into home renovations, DIY projects, investment properties, and not being spent on holidays and travel, this has had a massive impact on the property market across the country. Open homes for sales and rental are seeing long queues for inspection and offers being made on the spot are above the asking prices. The COVID impact has been more of financial redirection in South East Queensland rather than a change of lifestyle as we have been so fortunate not to go into lengthy lockdowns and business closures.

What advice you would give to vendors for the best outcome?
The key to getting your home sold at the best possible price has always been the marketing. There are lots of do-it-yourself programs where you can order your own sign and put an advert on the web. However, engaging a good agent who can produce top of the line marketing, video, photography and staging is essential.
You need an agent who can really SELL the property and all that it has to offer a new family or investor. This only comes with years of experience and a developed ability to negotiate top results. All buyers want to pay as little as possible and you will need that expertise to move them up to the real value. Don’t gamble on what is most likely your most valuable life asset. Interview for who you think will do the best job and put the commission on top of your price. Agents that give away commission to get a listing will give away valuable dollars to get a sale over the line. It’s the wrong mentality and approach.
What advice do you give buyers?
Most buyers decide straight away if they love the home or not as soon as they walk in - first impressions! This is why getting the staging right is so important to increase the number of those that want the home. However, doing your homework outside of the home, ie in the area you are going to live, is also important. What is the traffic like in peak hour? Street parking at night-time? With the school run, are you with or against traffic? Access to facilities in the area are going to be your future selling points. Check the current and future development plans for the area, with lots of development on the coast with trams, highway extensions, road widening or alternative M1, be sure to consider these. Flood plains, high tides, storm run-off can have major impacts on your home.
What are vendors saying?
Vendors right now are excited about making a good gain after some slow years on the Gold Coast. The issue for most is where they are going to live if they sell now. Many are downsizing, looking to move to beach apartments or cashing in on renovations.

What are buyers saying?
Buyers just want to see more stock to choose from or are frustrated on missing out and taking too long to make a decision. Having your finance approved and ready to make offers is key today.
Where do you see demand coming from?
All over, there is lots of interstate movement and some are moving without seeing the house, only on the web. Queensland is the number 1 safe zone and, with working from home becoming a permanent option for some, demand is very high. Locals are still selling and looking to buy but often it is for a change of lifestyle, ie moving to the waterfront, beach, or apartments.
What are your interests outside of real estate?
Jennie and I love to socialise with friends and enjoy a day at the races, or a long lunch or dinner at any of the great Gold Coast restaurants. I enjoy a game of golf which helps clear the mind and Jennie loves restoring and selling furniture pieces.

What is one thing you have learned over your years as an agent?
This is my second real estate business. The one thing I have learned is if you are professional and honest and do everything right and put the people first, you end up with everyone being happy with the process and result.
