What are your predictions for the 2021 market in your area?
Currently the market is incredibly strong and competition is fierce.

Yes, property that was struggling last year is now receiving full priced offers.
What advice you would give to buyers and vendors for the best outcome?
For Vendors: Be reasonable and take the property to market on a short campaign to establish market value.
For Buyers: Be prepared and put your best foot forward. Understand that properties are sold on 2 things, price and conditions so best to have your ducks in a row to be competitive.

Vendors know it’s a seller’s market and some are reluctant to sell in fear of not being able to buy straight back in.
What are buyers saying?
Buyers appreciate it’s a seller’s market, but sometimes their buying behaviour isn’t reflective.
Where do you see demand coming from?
In the market I work in, demand is mostly from local upgraders.

I get away as much as I can to either Byron or Sydney. I love the beach on my days off.
What is one thing you have learned over your years as an agent?
You can only deal with the market that we are in today. Don’t try so hard to predict the future! There is a story of crashing market every three months … It never comes!
