Director at Hodges Sandringham, Kylie Charlton sits down with WILLIAMS MEDIA to chat all things property and why she's not like other real estate agents.
Since beginning her career in reception, Kylie Charlton has come leaps and bounds, and is now the Director at Hodges Sandringham - not too shabby!
After running her own agency for many years, Kylie is brimming with real estate knowledge. We recently sat down with her to discuss all things property.
How did you start out in real estate? Have you always worked in the industry, or did you do something else previously?
I have worked in the real estate industry ever since I left school. I started out as a receptionist and progressed to owning my own business before merging with Hodges.
How has growing up in the property world helped you with your career?
All things property related come naturally to me. Like the old adage “it’s in the blood”. I have experienced many transactions, interactions and negotiations. I have a great handle on the market and how to get the best outcomes based on that knowledge.
What do you enjoy most about your job?
I often hear “Kylie you’re not really like a real estate agent”. I love that I am part of a wave that is breaking the public perception of real estate agents.
Plus, I love getting super results!

What’s your advice to young people starting out in real estate?
Do the right thing and the money will come. Get up early, work hard and play the long game.
What’s your outlook for the property market in Bayside for the next 12-18 months?
I believe the Bayside market will continue to plateau for the next 12-18 months. We have come off a fabulous past four years where the market here increased on average about 40 per cent.
Owners in Bayside don’t really have any need for concern. If the interest rates do increase and even if the market comes off 5 per cent, they still have a 35 per cent increase to be grateful for.
Where do you live now, and what would be your dream home if you could live anywhere in the world?
I live with my husband and three boys in Sandringham.
I do really love where we live, but if I could choose anywhere in the world, I would probably choose an acreage with loads of horses somewhere in Australia.
