Grant Giordano of South Australia Sotheby’s International Realty told WILLIAMS MEDIA it is important for newcomers in the industry not to forget to align their interests with those they represent.
Grant Giordano said real estate is not supposed to be easy, and there is a reason it is considered an industry with high earning potential.
What do you enjoy most about working at Sotheby’s International Realty?
I’ll preface by noting my response is conventional, borderline cliche.
Noting this, I derive great joy from working with a superior team, a superior network and truly inspiring clients.
Working for a boutique firm that is not volume based, I have the privilege of collaborating intimately with some of Adelaide’s, Australia’s and the world’s most dynamic and successful people, and not just success as measured by wealth.
In essence, I have the great fortune of learning from others each and every day - a process that never becomes mundane.
Can you tell us about an interesting property you’ve sold through Sotheby’s International Realty?
As lifestyle providers and caterers to those seeking only the finest properties I am fortunate to be able to market and sell some of Adelaide’s premiere properties.
Therefore nearly every property Sotheby’s International Realty markets surpasses any other reference to the unique or rare.
As such, and to answer your question, my answer explains my most interesting transaction not most interesting property.
A few months back I was contacted by an international Sotheby’s client who had entered into a contract for a Gilberton mansion.
Through the course of our discussions, generally occurring well into the evening due to the time difference, it was determined we would source a more suitable residence for her property perquisites.
1401/180 Morphett Street, Adelaide for sale by Grant Giordano and Jacqui Ilicic of South Australia Sotheby’s International Realty, as seen on Luxury ListSotheby’s International Realty devised a methodology to nominate/assign the contract to a local buyer simply waiting to purchase for well over the contracted price.
The conclusion to the story is what pleases me most.
We not only made a family happy by assigning them the contract to their dream home but we also found our international client a grand North Adelaide mansion better suited to her needs.
All parties involved profited monetarily and emotionally from this complex transaction involving many moving parts.

What’s your advice to young people starting out in real estate?
Real estate is not supposed to be easy.
There is a reason it is considered, in comparison to many other professions, an industry with high earning potential.
Don’t forget to align your interests with those you represent.
Should you ever find yourself observing a transaction through a subjective, as opposed to objective lens, remove yourself from the matter at hand.
In essence, ethics and business are compatible.

If you could change one thing about the real estate industry, what would it be?
Maybe my answer to this question is due to my own insecurities, however, I don’t understand why we collectively as real estate agents feel the need to put our face everywhere.
As an American I apologise to the Australian public and in particular Adelaide for this cultural export.
I truly feel this practice undermines our credibility as real estate professionals.

What’s your outlook for the property market in South Australia for the next 12-18 months?
I’ll note I have only been in Adelaide less than a year and that this spring will be my first major local selling season.
My experience in Adelaide aside, I note that this capital city has had constant growth but never the exponential growth of some sister cities in Australia.
Across multiple suburbs and various lifestyles I find the Adelaide market exceedingly reasonable price-wise in comparison to capital cities in other countries around the world of similar size and population density.
Therefore, as federal regulations continue to shift populations and capital away from Australia’s two main economic centres, I believe Adelaide will eventually experience the exponential growth due to an influx of interstate and overseas buyers.
Can you tell us about Sotheby’s recent expansion into South Australia?

With increased attention on Australia from the Asia-Pacific region and beyond, Sotheby’s is very much looking forward to representing South Australia to like markets all over the globe.
