The principal of Belle Property Byron Bay Lennox Head, Mr Walters took out the title of Property Marketer of the Year at the 2021 REIA National Awards for Excellence in Darwin last night (10 June).
Promoting the lifestyle change that buyers from metro areas are looking for has seen Byron Bay and Lennox Head agent Braden Walters recognised as the Australia’s Best Property Marketer.
The principal of Belle Property Byron Bay Lennox Head, Mr Walters took out the title of Property Marketer of the Year at the 2021 REIA National Awards for Excellence in Darwin last night (10 June).
“We have a unique understanding and insight into what will capture buyers’ attention,” Mr Walters said.
“It’s better to take less photos and show specially selected items than take dozens of photos showing things that don’t look good.”
The most viewed property on realestate.com.au in 2020 was Braden’s listing at 6 Burrawan Place, Bangalow.
“We used day and dusk photos to create a sense of emotion or theme for the property,” Mr Walters said.
“We have taken the same approach with a recent listing, at 9 Ibis Place, Lennox Head, an elevated four bedroom home with sweeping rural views and inground swimming pool which sets the scene as a hidden family oasis. It is due for auction on Sunday 27 June at midday and has a price guide of $1.45 million to $1.55 million.”
Mr Walters said as a result of COVID Belle Property Byron Bay Lennox Head has evolved its marketing to allow for more stylised video and has also conducted virtual walk through videos in the case of lockdowns.
“We now have more detail in our floor plans and more in-depth copywriting to explain and sell a property.”
He added that the profile of Byron Bay and Lennox Head has also been used to the agency’s advantage.
“We have increased our social targeting and google ads into the areas that we are getting enquiries from, including Sydney’s Northern Beaches, Bondi, Coogee, the Gold Coast and Brisbane.
“There is great interest in relocating rather than purchasing a holiday home. There are four flights per day to Sydney which is only a one hour commute for those who can work from home. It’s also quicker to fly from Byron than it is to drive from Avalon.”
This week Braden sold 224 Leadbeatters Lane, Alstonville, 20 minutes from the airport to a Sydney buyer who plans relocate to the area.
“The property was purchased by the vendor for $1.65 million in August last year and has sold for well over $2 million in the current high demand market.”
The other finalists in the Property Marketer category at the REIA National Awards for Excellence were Jonny Warren from Jonny Warren Properties, ACT, Nick Cowley, Harcourts Signature, TAS and Lauri Curtain, Dethridge Groves Real Estate, WA.
