Expressions of interest are being sought for a substantial 4ha* development site on the edge of North Lakes Town Centre, at 1785 Anzac Avenue and 2-26 Mango Hill Boulevard, Mango Hill through Ray White Special Projects Queensland.
The asset is approved for a residential development incorporating 715 dwellings, shops and office over 13 individual buildings, up to seven storeys.
The asset is to be marketed by Ray White Special Projects Queensland executive directors Mark Creevey, Tony Williams and Matthew Fritzsche.
Mr Creevey said the opportunity existed for residential developers or builders to capitalise on the strong expected population growth in the region to utilise the existing approval.
“An additional opportunity exists for groups to consider integrating complementary uses to leverage from the current approval including hotel, student accommodation, health, medical, build-to-rent, to deliver a major integrated mixed-use project,” he said.

“North Lakes still has over $2Bn in development projects to be completed by 2021 and the Gross Regional Product for the Moreton Bay Region is $13.944Bn.”
Mr Williams said the site also benefited from frontage to Anzac Avenue with an average 33,000 vehicles per day passing by.
“The site is directly adjacent to the Coles anchored Mango Hill Market Place with Mango Hill train station only 400m away,” he said.

“A huge variety of other facilities and amenities exist that service the North Lakes region which are in close proximity to the site including substantial shopping with the likes of Westfield, IKEA, Costco and Bunnings.”
Mr Fritzsche said the asset was one of the few remaining development sites in the North Lakes locality.
“According to the 2016 Census, the North Lakes area experienced a record 39 per cent population growth, the highest rate of population growth In Queensland,” he said.
“North Lakes is 28km* north of Brisbane CBD, 10 minutes* to the Redcliffe Peninsula, 45 minutes* to Sunshine Coast beaches and to complement, the University of Sunshine Coast Petrie Campus, which is set to open in 2020, is just three stops on the train.”
