Real estate businesses looking to improve their rental-manager-to-property ratio have a new tool in their arsenal with the launch of Vire, a tool that promises to cut the cost and duration of inspections in half.
Vire allows agents to send comprehensive online condition reports to clients in less time than ever by providing information about the best route for agents to drive between properties, eliminating back-office tasks with automation, and a rapid user experience.
Katasan, the company behind Vire, expects that agencies taking advantage of the tool will be able to manage more rentals with the same headcount, giving them a clear advantage over competitors.
“What we’ve done is start out with a clean slate and worked towards the optimal inspection," said Richard Stephens, Lead Developer.
Minimising the time it takes to get to properties, making note-taking more efficient, and walking out the door as quickly as possible make inspections more efficient.
Vire aims to simplify outdated processes that have been around for years.
“Previously you’d have an agent armed with a clipboard and a camera showing up on site and taking notes by hand," said Stephens.
"In more recent years, apps have appeared that streamline some of the process, but still produce the same sort of report that gets printed or emailed to the client. We wanted to do away with all of that and deliver a condition report to the clients online, letting them drill down into detail and photos if they wanted, all in an interactive and secure fashion.”
A unique feature of Vire is the inclusion of a feature that maps the fastest time to drive between properties.
“Our research showed that property managers spend a lot of time driving, so we built a system for optimising the route between properties due for inspection," said Stephens.
"We get them to site as quickly as we can, automate as much as possible onsite, and ensure that the client receives their report as the property manager leaves," he said.
"A multitude of time advantages, even in a small team, add up to substantial savings," says Stephens.
“It is understood throughout the industry that getting above the magic number of 150 properties to an agent is difficult,” said Vire’s product manager, David Tisdall.
“Ultimately, we want to improve efficiency," he said.
"This is about helping agencies stay in step with the changes in technology so they can win more high margin business,” said Tisdall.
The developers have plans to expand the range of functions Vire can provide.
“We took on inspections first because we didn’t think the current solutions really nailed the problem," said Stephens.
"We have plans to cover maintenance, applications, and payments. There’s a lot of opportunity for more automation in this industry, and while it’s still early days, there are a lot of problems we’d like to solve," he concluded.
