A $200 million high-rise retirement development in Adelaide has been approved.
The Brougham is set to be Adelaide’s tallest dedicated retirement development. The $200 million project on Brougham Place, North Adelaide, received approval from the Development Assessment Commission in February and is expected to go to market later this year.
The developers are a local family, the Brown family, who own the land outright. Alf Brown said the elevated location lends itself to a high-rise development as it overlooks the city, the Adelaide Hills and down towards the coastline. It is located alongside the O'Connell Street retail strip and just a five minute walk to North Adelaide Village.
"The Brougham meets the need for more retirement living in Adelaide to be developed in established suburbs and close to existing infrastructure as retirees need easy access to amenities and services without the need for a car," Brown said. "While retirees may not be attracted to living in the heart of the city, the genteel city fringe of North Adelaide gives them the best of both worlds."
The Brougham is a fully master planned development which will incorporate more than 90 high-rise retirement residences across three buildings with heights scaled from 9 to 16 storeys. A fourth building is for a 100 key serviced apartment complex for short, medium and long term stay guests to be operated by a yet to be chosen professional serviced apartment operator, and incorporating ground floor retail, restaurants and cafes.
Future residents will have access to facilities including rooftop private dining, bar and meeting room and private internal gardens as well as concierge, chauffeur and other services.
The residences themselves will provide new living and lifestyle retirement accommodation options in the form of elegant, contemporary, secure and spacious low-maintenance apartments.
Appointed project architect Paul Pruszinski said apartments in the project will make extensive use of glass to take advantage of uninterrupted views, while maximising balcony space with conservatories to bring the outdoors indoors and ensure it can be enjoyed all year round.
Prices for two bedroom and three bedroom apartments are expected to be between $750,000 and $1.5 million. Price ranges for the limited number of luxury sub-penthouse and penthouse residences are yet to be determined.
