“In this case, the buyer knew the product, had offered already on others but missed out. So they had all their ducks in a row when unexpectedly the sellers of this apartment called me.” 

With lots of work and negotiations behind the scenes, the sale was arranged in just 3 days, without listing the property.

“On Thursday the vendors were just asking how sales were going. But by Monday they had decided they would like to buy something else, and needed to sell this apartment (it was just a city pad they used occasionally) unconditionally within 30 days - and it had to be done by Wednesday!” Brett told WILLIAMS MEDIA. 

“I said ‘That’s like a miracle to happen at all, let alone in that timeframe!’ So 2 miracles were required! Well, we signed the authority, showed the buyer and they bought it unconditionally the next day. Miracle promised, miracle delivered!”

Brett told WILLIAMS MEDIA that there is strong interest in these types of apartments, generally from local families and downsizers. 

“We feel very optimistic about our market. We’ve had very strong interest in luxury riverfront apartments in 2020 with a very tightly held market. Almost nothing comes up for sale, so when it does, buyers must be and are ready to go. Cash and even searches waived to ensure it’s an unconditional offer that’s put forwards.”

“The demand is so strong and the cash position of our buyers is deep and real. They have the money to spend and want exactly what they want and are prepared to go strong to get it. Equally our sellers are so reluctant to sell and with such a shortage of stock they prices are very pleasing.”
