What trends are you noticing in relation to pets and rentals? What is the current legislation?
More and more tenants are applying with pets. Responsible pet owners are providing a cover letter including photos, microchipping details and council registration.
It is very common for most families to have a pet and they are looking for pet friendly landlords and properties.
Current legislation allows NSW landlords to refuse permission to keep a pet at their property without a reason, when this is the case there is a clause in the Residential Tenancy Agreement restricting a pet.
What is your advice to tenants who have pets?
My advice to tenants keeping a pet is to include a cover letter about their pet with all relevant information, and if you can, ask previous property managers for a pet reference. Be truthful when applying for a property and always disclose if you have a pet.
What is your advice for landlords about pets?
I always advise our landlords to advertise their property as ‘pets on application’ and screen each application and pet owner as they apply.
We know how stressful it can be having to vacate and finding a new property with a pet and it is best practice to try to help our tenants as best we can.
