McGrath Estate Agents today opened a new office in Beecroft, to further consolidate its presence in this important market of Sydney’s northwest corridor, servicing the affluent family focused areas of Beecroft, Cheltenham, Cherrybrook and Pennant Hills.
Respected local real estate professionals Nick Bedford and Belinda Hill, former Principals of Belle Property Beecroft, will bring their team of eight to McGrath Beecroft, incorporating sales and property management.
Christopher Mourd, McGrath’s Head of Franchise says, “McGrath has enjoyed great success in the Epping/Beecroft region over the past two decades. The addition of the Beecroft office with such experienced operators as Nick and Belinda is a crucial enhancement for us to service our clients in what we see as one of the most dynamic markets in the north-west region of Sydney.”
Mr Mourd points to the recent announcement on 16th December 2022 by the NSW Department of Planning with respect to plans being a step closer to create a modern green village in Cherrybrook and West Pennant Hills; laying the foundation for new homes, parks, walkways and retail space. He said the new planning package for the Cherrybrook Station Precinct will add important infrastructure as part of the Northwest Rail Link Corridor Strategy.
Beecroft itself is located in the upper section of Lane Cove National Park, and is one of the oldest established suburbs in the state. Affluent and populated by professional families, the suburb is characterised by leafy streets, spacious federation homes on large blocks of land with ample recreational facilities and quality schools and an abundance of parks.
As McGrath Beecroft Principal Nick Bedford explains, “This area continues to be very desirable for its neighbourhood feel, charming village life and sense of community. For those needing to commute, its proximity to the M2 or the train station connecting to the CBD in one direction, or Hornsby and the Central Coast in the other direction is a real drawcard.
“In the months leading up to Christmas, properties in the $4-6 million range were transacting off-market to capture a small pool of buyers. More broadly, we are seeing popularity in auction campaigns for the upcoming autumn market.”
They have hit the ground running with seven properties under their new McGrath banner.
According the realestate.com.au, the total sales volume in 2022 for Beecroft, Cheltenham and Pennant Hills was more than $370 million.
Mr Bedford points to their own stellar sales that include:
Nick and Belinda are both immersed in their local area and well known in the community in which they operate. Nick himself was a long-standing resident and knows the area intimately having worked as a real estate professional for over 15 years in the Northern District’s market.
Belinda, a third generation Cheltenham resident has extensive knowledge of her local property market. Holding degrees in Law and Economics, she transitioned to real estate five years ago, with a focus on negotiation and professionalism. “Both Nick and I are extremely excited and energised by joining McGrath as we grow our market share with the benefit of its high performance and training culture. We will be working closely with the already established Epping team which we regard as a value-add,” Belinda concludes. McGrath Beecroft will be located at 1 Hannah Street, Beecroft.
