WILLIAMS MEDIA spoke to Jay Yazbek about his experience since joining REAL Specialists.
What is the one thing you have learnt over your years as an agent?
Honesty and communication are more important than anyone can imagine. This is what I have always delivered. When dealing with me, I won't leave a stone unturned to get the best deal possible for my vendors, while also treating buyers in a fair, reasonable, and professional manner as I know today's buyers are my future vendors.
What do you love most about the REAL model?
The REAL model is great. It allows agents to have more time to work on getting the listing and finding buyers. It also helps agents keep overheads low, especially in this pandemic era. Not to mention, the return on investment is very reasonable, which allows us to be very competitive in terms of fees and have more to spend on marketing.
What are your interests outside of Real Estate?
I enjoy watching Soccer. Whether its A league, the Socceroos or international, this consumes much of my late night hours. Besides that, family time with my wife and 4 kids is where I like to spend my time.
What are your predictions about the 2021 market in your area?
The market in my area will remain strong in 2021, with high demand and low stock. I expect these conditions to continue through 2022.
What advice would you give to your vendors for the best outcome?
My advice to vendors is to be aware of your competition from other listings. It's important to declutter as much as possible to create more space, repair any obvious damage, cut the grass, and even reseal your driveway if needed as that first impression is very, very important.
What are your vendors currently saying about the market?
Vendors’ expectations are very high in this market due to the high number of buyers. We know it's a vendor’s market, but it's important to be realistic and not price yourself out of the market if a price is listed.
What are buyers currently saying about the market?
At the moment, buyers are angry at the very limited amount of stock. With demand so high, they find themselves needing to raise their price target on a regular basis. It's unfortunate, but that's the time we are living in.
