Eleisha Doherty's real estate career has come full circle. In the industry since 2000, Eleisha began her career in property management at Kay & Burton and has returned as a Licensed Estate Agent and key member of the team at Kay & Burton's Brighton office.
Known for her outstanding communication and first-class negotiation skills, Eleisha remains as focused and excited as ever by the pace, variety of the industry and her many accomplishments.
When not working, Eleisha spends time with family on the Mornington Peninsula, enjoying Melbourne’s restaurants, travelling and yoga, which is not just a passion but an essential part of her weekly routine.

What are your predictions about the 2021 luxury market in your area?
With a continuation of low stock in blue chip areas, the demand remains high for good quality homes and luxe apartments in 2021. Competition between local buyers and the expat community returning to Australian shores continues to drive solid results and a real buzz in the luxury market. In my 21 years in real estate, I have never experienced anything like this.
Are you noticing a significant change in buyers and sellers after 2020?
Buyers are more adamant about fast tracking plans, whether it is upsizing or downsizing or keeping a base in the city and acquiring a coastal or rural base to split their time between residences. Now that it has been discovered that so many of us can work remotely, buyers are factoring that in when purchasing, and most of the sales I am involved with are driven by a desire to have a change in lifestyle.
What advice you would give to vendors for the best outcome?
Appoint an agent you know, like and trust, not just one that is a good talker! There is a saying in real estate – the cheapest agent will effectively cost you the most and I couldn’t agree more! Experience and knowledge are priceless and having the right team to support and guide you to the best outcome is the only way to set yourself up for optimum success.
What advice do you give buyers?
Appoint a buyers agent to represent you for negotiations, they generally will facilitate the best outcome in a seamless manner as they understand the process intimately. If you are not in a position to do this, then make sure you do extensive due diligence when buying and always, no matter the price point – get a building and pest inspection done! Oh and speak nicely to the agent selling the property – guaranteed you will find them to be that extra bit helpful!Source: Achilles PrinosWhat are vendors saying?
Vendors are reading the positive media commentary thinking their property is automatically worth 20% more, however this is not the case. Location, style of home, school zones and amenity all play a significant role in buyers being prepared to secure a home for a premium even in the current market. It’s important to note, although agent appraisals are a helpful and necessary part of the process, the buyers will always ultimately determine the value – it is always wise to listen and meet the market particularly if you have a high level of motivation to sell.

‘Is there more stock coming on? Will the vendors consider offers prior to the auction or expression of interest?’
These two questions seem to be the most common currently and are directly connected to a fear of loss among buyers and a frenetic energy to try and buy before having to compete.
Where do you see demand coming from?
Buyer demand is coming from everywhere, from entry level first home buyers, investors, and families, all wanting to capitalise on the low interest rates, low stock and post lockdown driven lifestyle moves.

We are currently dealing with a range of buyers from local buyers on the move and an influx of expats from London, Hong Kong, New York and Singapore.
What are your interests outside of real estate?
My partner Zoe is also a real estate agent and also a fabulous cook, so there are many property discussions around our dinner table with good food, great friends and nice wine. Having Zoe in the same industry means she is very understanding of the commitment and time required to take care of my clients. Although servicing a different part of the market, she is always excited when I get a tough deal across the line as she knows and appreciates what goes into it and how seriously I take getting the best price possible for my vendors.

Source: Achilles PrinosOverseas travel has always been our favourite way to spend our time together, seeing new places and enjoying different cultures and experiences. Whilst we are currently only dreaming of our next overseas adventure, we spend most of our spare time on the Peninsula where my family lives and also in Daylesford which are two of our favourite places to be in Victoria.

I enjoy swimming all year round especially cold-water swimming at the Sea Baths as it helps keeps my mind clear and focused to start the day. Having a sauna at home helps in those cold Melbourne winter months! Yoga and Meditation are my go-to for some time out and rebalance and learning to slow down and breathe is something that I am constantly working on as high level real estate can certainly take its toll on the adrenal system!

Trust and integrity in your dealings with clients are essential for long-lasting, authentic relationships. I pride myself on the relationships that I have nurtured over the past 21 years and a majority of my business is from repeat and referral clients, for which I am very grateful.
I am currently selling four smaller properties for one family to help them upgrade to their forever home, which my colleague Sam Taylor and I are in the process of selling to them. To be involved in such a process is a huge level of responsibility and an absolute privilege. Irrespective of whether my clients ask me to sell a $500,000 apartment or a $5,000,000 house, they know they will consistently receive a high level of care, discretion, accountability and a tailored approach that best suits their needs to get the best result for their property.
It is a fine balance to exceed the vendor’s expectations and make the buyer feel happy, comfortable and excited about their purchase after an exhaustive negotiation, however it is what I always aim to do. I am still super passionate about what I do, and the people I get to help along the way are what keeps me coming back for more!
