A love for and viewing new homes attracted Samantha Heads of The Agency to a career in real estate.
For Samantha Heads of The Agency, the key to a great property management relationship with clients is communication, either by phone or in person.
It is often the start to a great professional relationship.
What do you enjoy most about your career?
The satisfaction from your clients once their property is leased. In my career of 9 years in real estate this has always to me been the best part for me.

How did you get into real estate and property management?
I first got into real estate after I graduated high school as I always had a love for homes and viewing new homes I hadn’t seen before. With property management I always thought it was a challenge for me and one I have continued to do for the last nine years now moving into my BDM role.
How do you maintain great relationships with your clients?
Communication has always been key with me, I have found picking up the phone and actually speaking with your clients and meeting them in person was always the way to start and continue great relationships. This has always resulted with reoccurring business and clients.

What is the best advice you have given a landlord?
Of late my advice has been to hold onto your tenants as much as you can and negotiate your current lease term and prices due to COVID-19. It is best to have a tenant that you know are great tenants and hold onto them to avoid any vacancy in this current climate.
How has COVID 19 changed the rental market or your role?
COVID-19 has impacted the real estate industry however our company has put COVID-19 procedures in place to ensure we stop the spread and are doing everything in accordance with the government regulations. This has limited our numbers and volume of people coming through open homes etc but we have managed to start pre qualifying people prior to them entering homes for inspections. This has really helped us get through these difficult times.
What are tenants saying?
Tenants are trying to upsize homes, as they generally can get a larger home with an extra bedroom or study (due to working from home) for virtually the same price. We are also seeing tenants negotiating their rent terms with reduced prices due to the current climate which, if reasonable, we are encouraging our landlords to accept to minimise any potential vacancies.

What are landlords saying?
Landlords seem to be much more educated as there is so much information within the real estate industry about adapting to this global pandemic. My landlords within our division seem to be mostly understanding of this and are coming to me and my team to seek the best advice and how to hang onto their long term tenants.
What are your personal interests/hobbies?
My personal interests/hobbies would be going to the gym doing group classes/going on long walks in great weather. This is a great way for me to unwind and regroup over the weekend.
What drives you every day?
I wake up every morning ready for what the day will throw at me. I am essentially doing three roles at the present and most of the time my planned days are interrupted with other matters still looking after a portfolio. What really drives me is seeking great results for my clients and having them on your side. This is honestly the most satisfying part of being in property management as at times it can be quite tough!
