WILLIAMS MEDIA spoke to Chloe Anderson about her career in property management and her new role with The Agency.

My role as Operations and Integrity Manager is to ensure that the team are compliant on all legislative requirements regarding Property Management to ensure the smooth running of day to day business. We want to ensure that the team are feeling supported and operating as efficiently as they can to be the best property management business in the country.
Why did you choose a career in real estate?
I chose a career in real estate ultimately to help people and build relationships. I found that I was good relationship builder and had no problem chatting to people. This made me understand what clients were after when it came to their property management needs and be able to deliver on promises.
A good Property Manager is someone that delivers on their promises, and makes good investment decisions on behalf of their landlord along with providing a good customer service experience.
What do you enjoy most about your career?
I love talking to people and working them out. I do believe that I can read people quite well which again comes down to relationship building.

I maintain a good relationship by delivering what I promise. If you tell a landlord that you are going to call them by the end of the day with an update, you must deliver on that.
What is the best advice you have given a landlord?
Long term tenancies, keeping tenants happy whilst also seeing the return come in is important. Quality tenants are important.
Whilst a good return is very important, it is also important to have a good tenant in place. If you have a tenant that is happy in a rental property they are likely to stay on as long term tenants which is the best decision for landlords to reduce things such as wear and tear and change of tenancy every 6-12 months.

Renewing their lease at a level at which the landlord and the tenant will be happy.
Has COVID 19 changed the rental market or your role?
COVID has affected units especially surrounding the CBD areas. Strategies to work around this have been very important.
Once the borders re-open I do see a lot of overseas buyers and investors returning to the market as Australia is a great place to be.
How do you see the future of the Property Manager role?
The future of property management will be more face to face time with clients and less behind a computer. I do see more offshoring of administration items.

Property Management is a hard job, it can be long hours and high workloads. But if you put the hard yards in and stick at it, it will be rewarding. You have clients that will trust you and will stick with you for many years.
How is Property Management helping you achieve your life goals?
Property Management assists in relationship building which can work both professionally and socially. Relationship building is one of the most important life skills to have and property management assists with that skill. In my younger 20s I would be shy and unable to hold a conversation with someone I didn’t know past small discussion. Now 10-11 years later I have no problems chatting away with someone whether it be in person or over the phone thanks to Property Management.

Working with a good team and culture is very important. The Agency has a great culture, and this is why I chose to join the company.
What personal hobbies/interests do you enjoy in your down time?
In my down time and once lockdown has subsided I love to take part in reformer pilates classes and trying new restaurants as I have a love of good food.
What is one thing you have learned over your years in Property Management?
Organisation, procedures and time management are key. Property Management can come across as an overwhelming job, but once you have systems and an ideal day in place along with trust from your clients it can become a rewarding job.
