RT Edgar Flinders & Portsea and Sorrento Owner and Managing Director Holly Longmuir started with her first step to building RT Edgar Mornington Peninsula in January 2015.
Purchasing the Flinders office location in January 2015, Portsea’s office was next in 2018. The latest step has been to expand into Sorrento, opening a prominent, two storey office in the heart of the shopping precinct.
“We grew exponentially, starting with 4 staff, we now have an incredible team of 28 across 3 offices covering the Mornington Peninsula's most sought after locations,” Holly told WILLIAMS MEDIA.

One hour south of Melbourne, the Mornington Peninsula is a stunning region of Victoria, with wineries, surf and bay beaches and spectacular golf courses.
Benefiting from an early insight into the industry from a family of prominent agents, Holly’s natural selling ability and vast technical knowledge led to a seven year management role with premium real estate software provider Box + Dice, where she was instrumental in growing the business from a suburban outfit to a multi-million dollar national company.
WILLIAMS MEDIA spoke to Holly about the changes occuring within the Mornington Peninsula market.
What are your predictions for the 2020 luxury market in your area with the current restrictions and also moving forward?
People are reassessing what’s important to them - family, lifestyle, balance, health
and where they want to live. The Mornington Peninsula is an area that is close to Melbourne, yet allows you to feel as if you are living a world away.
We have stunning rural, clifftop and residential properties across a vast area that allow for a permanent or weekend sea / tree change. I think people’s desire for these types of properties will only increase in the current climate.
No doubt the government restrictions have impeded our ability to transact in our normal way, but this has given us opportunities to refine the process and extensively use our database like never before. I am very confident about the next six months in the premium market on the Mornington Peninsula.

Under usual marketing conditions, are your buyers changing?
Over the previous 5 years or so we have seen an influx of younger families moving to the peninsula. I don’t see the trend changing. The ‘mobile’ world has unshackled people from their desks, and opened people’s minds up to new possibilities.
Where do you see demand coming from?
Demand is coming from people who have changed their priorities and are looking for what’s next.
The majority of buyers are still local, though we are seeing an increase in expat enquiry.
Are they downsizing/upsizing?
They want space, and luckily we are in an area where we have an abundance of it.
Are they typically looking to buy holiday homes or permanent residential?
It’s a real mix to tell you the truth, I’d say half and half.

What are your interests outside of real estate?
Travelling, I am still planning our next escape - we had to cancel a Croatian boat cruise we had planned for this European Summer. So at the moment, we are out in nature enjoying our daily family bike rides. Luckily, we live in a stunning area!
What is one thing you have learned over your years as a luxury agent?
A discerning buyer that has the means to make things happen will not let anything get in the way of realising their dreams.
