WILLIAMS MEDIA spoke to Andrew about Peninsula life, and the outlook for the prestige property market.
What are your predictions for the Mornington Peninsula luxury market in 2020 with the current restrictions and also moving forward?
Different areas in major cities will react differently to the challenges of 2020. My prediction for the Mornington Peninsula is that it will continue to hold its values as it is interesting in these changing times how many people start to question where they would like to live and how beneficial it would be to be able to live outside of a major city.
What advice you would give to vendors for the best outcome?
My advice to all vendors is to be patient. This is because buyers are getting their head around what’s going on and it won’t take long for people to get used to the new normal and to want to come out and buy homes.

My advice to buyers is that our area is tightly held and will always be tightly held, so don’t think that a lot of property is all of a sudden going to come onto the market or necessarily bought at discounted rates.

Buyers are asking "Is there more coming onto the market and what to do you think will happen to prices?"
Under usual marketing conditions, are the buyers changing?
No changes yet to the normal buyer demographic, we are still getting interest from all groups be it retired couples, young families or sea/green changes.
Where do you see demand coming from? Are they downsizing/upsizing?
in our case, the demand has always come from Melbourne and is continuing to come from Melbourne.
A bit of both downsizing and upsizing, depending on what stage of life people are up to. One of the beautiful things about our market is that we have large properties and small properties dotted around the area to cater for all.

Are they typically looking to buy holiday homes or permanent residential?
It has always been a split between holiday homes and permanent homes, sometimes it starts as the weekender and turns into the full time home as life changes.
What are your interests outside of real estate?
My hobbies are skiing, travel and family. When all combined, it’s the ultimate experience for me.
When possible, I love skiing. This can be both locally and abroad, it’s something I have done for a long time and now get to enjoy with the kids.
What is one thing you have learned over your years as a luxury agent?
Listen more than you talk. People love sharing with you their goals and aspirations and it is great being a part of seeing this come true.
