Dax Roep of Ray White Special Projects shares how he became a member of the Ray White Special Projects team and gives his forecast for the South East Queensland market.
Dax Roep knows potential when he sees it.
As a member of the Ray White Special Projects team, he is primarily involved in the sale of development sites in South East Queensland.
It's the latest step in a career rich with property experience.
How did you start out in real estate? Have you always worked in the industry, or did you do something else previously?
Believe it or not, I actually spent a week of work experience at a real estate agency during my final year at school and loved every moment – so much so that I started with that very agency a week after finishing my Year 12 exams. After 5 years in a residential sales role I moved across to a property valuation firm where I spent the next 15 plus years specializing in the valuation of development projects on the Gold Coast.
So for me, my entire working life has revolved around property and I was very fortunate to join the Ray White Special Projects team at the start of 2018.

What do you enjoy most about your job?
Without doubt the ability to be hands-on and out in the field dealing with both clients and their properties. This results in a flexible working environment where you are not strictly office bound and over the years build strong and lasting relationships and ultimately friendships.
Can you tell us about a recent significant sale or interesting property you’ve had?
While the Special Projects team primarily focus on development sites, we also have involvement in balance completed development stock, aged care, child care and school sites to name just a few of the asset classes. More recently we completed marketing of the balance 17 residential allotments and two development sites at Redbank Plains in the western Brisbane growth corridor. Marketing campaigns such as this attract buyers locally, nationally and internationally incorporating private and public builders and developers, as well as investors, speculators and land bankers.
What’s your advice to young people starting out in commercial real estate?
Without doubt don’t hesitate to ask questions, whether from your peers, fellow staff, consultants or even buyers and sellers. You learn something new every day and its better to be honest and ask the right questions, rather than wing it and hope for the best.
If you could change one thing about the real estate industry, what would it be?
From my experience, it's not the profession that needs changing, but rather the constraints placed on the transacting of property.
Taxes and duties should be reduced to enable more fluidity in property transactions.

What’s your outlook for the land development market in the Gold Coast for the next 12-18 months?
While nationally there are no doubt some headwinds being faced, the outlook for the Gold Coast and greater SEQ market remains quite positive, particularly within the land sector where a severe lack of greenfield land suitable for development will continually restrict supply going forward. This is something that needs to be addressed by the government and at a local council level given the significant population currently being increase and further expected within the region.
Where do you live now, and what would be your dream home if you could live anywhere in the world?
I feel very lucky to call Palm Beach on the southern Gold Coast home and love being able to walk up to the beach or cafés before work or within minutes of getting home.
Tough on the dream home question as I’ve been fortunate to travel to so many amazing places. I’d have to say the Caribbean, followed by the Hawaiian Islands, or if I had to I’m sure I could manage the French or Italian Riviera.
