The final stage of this expansion was completed last week with the integration of the Avalon and Seaforth/Frenchs Forest offices, marking the culmination of a strategic growth plan that has been a decade in the making.
This move cements Belle Property Northern Beaches’ market presence, delivering a seamless, data-driven approach to sales, leasing, projects, and property management across the region.
Belle Property Northern Beaches director Brendan Pomponio said the decision to unify the network reflects the way buyers and sellers engage with the property market today.
“People don’t just transact in a single suburb; they move within a lifestyle region. By operating as one business rather than as individual offices we’re able to anticipate demand, track market sentiment, and connect buyers and sellers with more informed choices,” Mr Pomponio said.
The new multi-office structure sees high-performing agents Matt Brady and Greg Griffin appointed as new partners, bringing additional leadership to the expanded network.
The consolidation spans 52 suburbs, bringing together more than 120 real estate professionals and a property management portfolio of over 3,000 properties across residential, commercial, and project sales. The expanded footprint allows for greater collaboration, deeper market insights, and an enhanced customer experience.
As part of this evolution, the business has also expanded its auction strategy, hosting fortnightly in-room auctions that centralise listings from across its offices into a high energy, competitive environment.
"We’ve created an auction environment that fosters real competition, which is key to securing strong sales outcomes. Our in-room strategy has delivered an 83% clearance rate throughout March, well above the Sydney-wide average of 58%, by ensuring properties are exposed to the broadest pool of active buyers," Mr Pomponio said.
Unlike traditional agency models where individual offices operate independently, Belle Property Northern Beaches functions as a fully integrated network. Agents across Manly, Dee Why, Mona Vale, Seaforth, Avalon, Terrey Hills and Frenchs Forest work as a single team, sharing data, listings, and opportunities to deliver a seamless client experience.
“This isn’t about expansion for the sake of it. It’s about redefining the way real estate is delivered by prioritising collaboration over competition. Every agent in our network has access to the same insights, tools, and buyer connections, which means better outcomes at every stage of the property journey,” Mr Pomponio said.
The groups focus is to increase their Northern Beaches market share from 19% to 40% over the coming two years, reinforcing its position as the most active agency in the region.
While the business has scaled, Mr Pomponio said the commitment to personalised service and deep local expertise remains unchanged.
“Growth doesn’t mean losing what makes us different or what has got us to where we are. We’re still delivering the same boutique-level experience, now backed by greater scale, technology, and the depth of insights that only a truly unified network can provide.”
