We chat to David Wood, director of hockingstuart Albert Park who will tomorrow auction Josh and Charlotte's apartment on The Block.
The four renovated apartments in South Yarra from the latest series of The Block are about to be auctioned tomorrow, but will they sell or will the show produce another miss like last year's Glasshouse disaster?
David Wood, director of hockingstuart Albert Park will auction Josh and Charlotte's apartment at 1/27 Darling Street. The property has been marketed by hockingstuart agent Mark Konishi. "The interest that we have at the moment—we feel confident that we have around six or seven people that are registered bidders," said Wood. "We've been suggesting that we think its going to be above $1.4million. The interest has been strong above that level."
Wood said he thinks these properties offer value as it’s difficult to buy a house for under $2 million dollars in South Yarra but with these properties you can come pretty close. "If you look at the renovation of the property, if you went to go out and buy a similar amount of accommodation with three bedrooms, the internal and external living areas and its got parking for two cars, I think you'll find that it represents pretty good value in the area compared to what else is on the market," said Wood.
Asked how confident he was there would be actual bidders at the auction, Wood said, "In this business, you never know and nothing is ever a certainty. Obviously we get indication from the number of repeat inspections we've had, the comments from buyers and the indications they've given that they intend to be present at the auction, but of course until they drop the flag, you just don't know."
"The clearance rate in South Yarra is as good as or better than the clearance rate for Melbourne at the moment, so we've received very strong competition at most auctions in the area. The thing that happens with The Block of course is the producers are offering four relatively similar properties in one given day, so it's important that if people are out there looking to buy, they should act now.Make yourself present with your checkbook because you just don't know what happens."
Wood said he tries to conduct the auction just like he would any other. "It's just doing an auction inside, there's a couple cameras inside that you try to ignore and we try to do it like any other auction where we are there to maximise our profit for the vendor. We hope that people are bidding."
The Block returns to Prahran next season to renovate the old Hotel Saville on Commerical Road.
