Ray White New Farm's Matt Lancashire and Hamish Bowman have sold the landmark estate Windermere at 14 Sutherland Ave, Ascot for in excess of $13 million, a record breaking amount for the area.
The grand Queenslander was on the market less than three weeks before it sold to a local property developer with a young family.
The purchasers were looking to put their capital into blue-chip residential property.
Windermere sits on the high side of the established tree-lined avenue which boasts some of Brisbane’s best classic heritage homes.
Sutherland Ave is well-known for its impeccably presented homes on large and tightly held blocks of land.
“We had a lot of interest from interstate, plus expat buyers in the UK, Hong Kong and Singapore plus some Australian farmers, especially from country Victoria. The land size alone was very attractive as it’s over an acre of land, one of the largest land parcels in the area," said Mr Lancashire.
“I have a database of every buyer who has ever inquired with me on any property over $5 million, so I have a database of 1660 prestige buyers. And there are some serious buyers looking."
“We had serious buyers but in fact the winning buyers weren’t actively looking, they were passive buyers as they have a beautiful home themselves but saw this unique property was on the market and jumped at the chance to buy it”.
This comes on the back of recent luxury sales totaling $45 million for Matt Lancashire.

“We were concerned going into Saturday - we were nervous that we would see low turnouts at opens and auctions but in fact the opposite happened. We had - in some cases - more than 40 groups through at some open for inspections." said Mr Lancashire.
“So the message is - we are open for business - and committed, determined buyers are still very active in this market. We are very proud of the new steps our agents and auctioneers have introduced to provide a safe yet welcoming environment for our customers."
Seller Chris Miers said the sale was a great sign of confidence in the prestige market.

The Miers family are downsizing to live on the river at Teneriffe with a possible international move on the horizon.
