A one-bedroom, one-bathroom apartment in Brisbane's exclusive Riparian Plaza building has sold for a whopping $2.6 million in a sale negotiated by Drew Davies, agent with McGrath New Farm.
A one-bedroom apartment has sold for a whopping $2.6 million - a sale more typical of Sydney than the Brisbane market.
Drew Davies, agent with Mcgrath New Farm who negotiated the sale, told WILLIAMS MEDIA the apartment was snapped up so quickly, he didn't even have the chance to list it online.
"We listed this on the Wednesday and it sold on the Friday morning, before we could even launch it," Davies said.
"I have a small list of buyers on my database who are always looking for properties of that high calibre. I showed five of my very good clients through the property who I believed may have been interested, and we had an offer from one of those buyers within those 48 hours," he said.
He declined to comment on the vendor or the buyer of the apartment.
4103/71 Eagle Street in the Riparian Plaza building, sold for $2.6m by Drew Davies with McGrath New Farm
The sale of 4103/71 Eagle Street in the Riparian Plaza building shows buyers are clearly willing to part with huge sums of cash for an exceptional property, despite concerns about an oversupply of inner city apartments in Brisbane.
"There certainly is not a shortage of buyers willing to pay great money for apartments, or any properties for that matter, but they have to be immaculately presented, and this property was," Davies said.
Originally a three-bedroom apartment, the property has been remodelled into a one-bedroom apartment, boasting 323 sqm of floor space - bigger than some houses.
"Those who typically buy in Riparian Plaza are buying in that building for the exclusivity and the space, not necessarily for the amount of bedrooms," Davies told WILLIAMS MEDIA.
Davies says these types of properties are popular among downsizers looking for 'lock and leave' apartments.

"I sell a lot across Hamilton and Ascot, and a lot of those clients are at a stage in life where the kids have moved out and they're looking to downsize, so a 'lock and leave' apartment in the CBD which allows them to travel makes perfect sense," Davies said.
It's not the first luxury apartment with a whopping price tag Davies has sold.
Late last year, he sold 108/540 Queen Street for $1.9 million.

The sale of the Riparian Plaza apartment comes amid an obvious increase in demand - and increasing prices - for luxury apartments in the river city, if the number of recent sales of these prestigious properties are anything to go by (and they are).
