For as long as I can remember we have been selling retail/office building with residential components to commercial investors. This all changed about 18 months as the residential market continued to forge ahead and home buyers had to think outside the box.
Residential owner occupiers started looking at less competitive mixed-use assets and commercial assets. For a long time commercial asset were seen as only for the top end of town, or perceived as being too hard to receive finance for.
We recently sold a mixed use asset in Mosman where we targeted these residential buyers with tradition Saturday morning openings for inspections. Whilst the end buyers were not residential owner occupiers they were certainly a dominant theme of the market.
