In the lead up to the 2019 school year, we have reviewed property pricing trends for a number of Perth school catchment zones to test the theory that property prices do increase in locations, which offer sought after Government High Schools.
Examining the localities surrounding Applecross SHS, Churchlands SHS and Shenton College, the data which looks at property sales for 2016-2018, certainly tends to indicate that catchment areas influence property pricing.
In Floreat for example, the suburb is divided into Shenton College and Churchlands SHS intake. Those houses located in the Churchlands intake have a median price point of $1.295 million compared to Shenton intake, which are priced at $1.135 million.
In City Beach the 174 property sales that were analysed were all in the Churchlands SHS catchment and again the median house price was $1.7 million.
The same could be said for Karrinyup, where houses located in the Churchlands catchment had a median price point of $1.075 million in contrast to those that were located in the Carine SHS catchment which were priced at $850,000 (median).
This was also the case for Doubleview where the median price for houses in the Churchlands catchment was $955,000 in comparison to areas that fell within the Carine and Balcatta catchments ($710,000 and $705,000) respectively.
And in Trigg the media house price for those properties located in Churchlands catchment was $1.3 million compared to the Carine catchment which fetched a median price point of $1.15 million.
And while the median house price in Scarborough was not so pronounced, those properties located in the Churchlands catchment still achieved $40,000 premium over those in the Carine catchment ($840,000:$800,500).
When looking at Alfred Cove which offers both Applecross and Melville SHS options, again the houses in the Applecross catchment reflect a median price of $975,000 compared to Melville with a median price point of $900,000.
And when looking at Myaree houses in the Applecross catchment, they also attract a median price point of $735,000 compared to Melville at $690,000.
And finally with Winthrop, those houses located in the Applecross catchment attract a median price point of $930,000 compared to Melville catchment at $805,000.
And it seems that property prices and catchments do have a correlation with the following median ATAR scores recorded in 2017:
And with some suburbs like Wembley and Winthrop, where up to 45% of the student population attend a public school, as well as Scarborough (65% attend Government school) Doubleview (55 per cent attending Government SHS) and Alfred Cover (42 per cent), it is clear to see why these suburbs are not only highly sought after but achieve a price differential, with clear savings on private school fees while still achieving educational excellence.
