Buying a property whether it be a home or investment is a huge decision and should not be entered into lightly. The concern comes not from the new businesses opening, I was once a new business owner and encourage healthy competition. Rather it comes from the inexperienced Buyer’s Advocates opening businesses. A high level of hands on property buying experience is required to successfully navigate the intricacies of selecting, researching and negotiating the purchase of a property on behalf of a client. Completing a short course in Buyer Advocacy is just not enough to take on the responsibility of spending hundreds of thousands of client’s dollars.
The short courses tend to be focused on marketing and lead generation and pay less attention to the major function of a Buyer’s Advocate which is professional asset selection and negotiation. Inexperienced Buyer’s Agent’s are essentially gambling their client’s money during their ‘training wheel’ phase. For those Buyer’s Advocates who have been working in the industry as an employee then this is not a concern, as they have the ‘hours on the board’ to be able to transact in the best interest of their client. What can seem like small details of a property transaction can be costly mistakes if not handled correctly.

Do not just rely on google or social media when choosing your advocate - speak to friends/family, read reviews, meet with company you are considering engaging face to face and interview them to make sure you are comfortable with the people who will be spending your hundreds of thousands of hard-earned dollars. If mistakes are made, you may not get a second chance to try again.
