Well designed, larger inner-city homes are highly sought after, and attracting record prices.
A three-bedroom terrace in Alexandria has secured a more than $3 million off-the-plan sale price, a record for terraces in the rapidly developing, Sydney inner-city suburb.
A downsizing couple from the Hills District bought the 155sqm, two-storey terrace, which features floor-to-ceiling glass walls with views of surrounding trees.
McGrath Edgecliff sales director Conrad Panebianco said the terrace sale was a fantastic result and shows demand for well designed, larger homes in inner-city developments is still strong.
High-quality properties in Alexandria and inner-city Sydney are attracting a lot of attention from a broad range of good-quality buyers, he told SCHWARTZWILLIAMS.
"We're getting a lot of enquiries for either side of the city. Many parties are looking to apartments, and a different way of living," he said.
Panebianco said strong demand is coming from professionals, including donwsizers, upsizers, and empty nesters, who are attracted to top designers and architects, and a convenient inner-city location.
"Our buyers are saying they're coming for the design, and asking 'where will I be most happy'," he said.
Panebianco said size was also important. "Gone are the days when people want the minimum, not just in size but in finishes, and they're prepared to pay for what they want," he said.
"They want to be proud of their home," he said.
"As Sydney’s first luxury apartment project to launch sales in 2018, it reflects the developer’s confidence in the continuing strength of the high-end market," said Panebianco.
The record-breaking terrace, which is part of the new One Sydney Park development, has two bathrooms, two car spaces, and a courtyard and garden. A void rises up the centre of the two-level home.
One Sydney Park is a 400 dwelling development located adjacent to Sydney park. Communal facilities include a wellness centre, clubhouse, rooftop garden, and retail precinct. The architects are Silvester Fuller + MHN Design Union, and Make Architects did the interiors.
