Twenty years ago, James Thomson and Joseph Barakat began accumulating properties on a 4,450sqm site on the industrial outskirts of Ipswich.
Realising the potential of land on the industrial outer of one of south-east Queensland's fastest growing regions, the two eventually acquired all six properties on the site, and are now putting the parcel of land up for sale.
Ipswich City Council has officially recognised the property as a gateway landmark site. Located at the intersection of Brisbane, Limestone, and Milford Streets, the site is a 'gateway' to the Ipswich CBD, and represents a significant development opportunity.
The property is zoned CBD primary commercial.
"The uses for the site are plentiful," Barakat told SCHWARTZWILLIAMS, listing residential, mixed use, shopping centre, service station, or a fast food centre as possible uses for the land.
"Ipswich is like Parramatta was 20 or 30 years ago," said Barakat, alluding to the site's growth potential and its location on 45 kilometres from the centre of Brisbane.
The site has a height limit of seven storeys, and can be built to a density of 20,000sqm.
The property is priced at $4,450,000, or $1,000 per square metre.
