A rising number of Australians are setting up self-managed superannuation funds (SMSFs), and the opportunity to buy property appears to be a key driver of this trend says John McGrath.
With negative gearing only available for investment in newly-built residential property existing investors will find it more difficult to sell their properties as other investors will show little interest in existing property with inevitable falls in value to follow.
Tenants have also benefited from ultra-low interest rates, deciding to remove themselves from the leasing market, preferring instead to buy a home. So how should landlords best shore up their investments to retain ongoing rental income?
