One of Australia’s most notable and historic rural properties located in the picturesque Mudgee Region of NSW is on the market via an Expressions of Interest campaign through Richard Royle and Deborah Cullen of Cullen Royle.

Known as Guntawang, the property has a long and rich history dating back to the very first land grant in 1821 and was the birth place of Australian poet Henry Lawson’s mother. 

Positioned on the banks of the Cudgegong River, the approximately 451.7 hectare (1,116 acre) property has always held a reputation for producing elite thoroughbreds and fine livestock.

Speaking to LUXURY LIST WEEKEND, Richard Royle said that properties such as Guntawang are increasingly harder to find. 

“They are normally held by families through generations and are held for their agricultural and lifestyle components,” Richard explained.

“Guntawang would appeal to buyers who are looking for a versatile and unique estate which offers a productive farm, extensive equine facilities, colonial buildings, and tourism operators looking to create a grand venue.”

Guntawang was once a self-contained community with its own school, post office, church and inn which serviced workers and miners of the surrounding gold fields. A lot of the original buildings remain today and would make an outstanding tourism destination or remain a private estate as it is today.

“The colonial stables and coach house would make an outstanding accommodation or wedding venue (STCA). A prime example of the finished product, in my view, would be Goonoo Goonoo Station near Tamworth,” Richard told LUXURY LIST WEEKEND.

“Tourism guests are looking for authentic stays which offer luxury accommodation, old world charm and access to a variety of day activities. The local food, wine and scenery is well documented, and the region is experiencing an influx of permanent tree changes and short stay visitors drawn to the quieter lifestyle and beautiful climate.”

Positioned on a hill overlooking the surrounding paddocks and down towards the Cudgegong River, Guntawang’s grand colonial homestead was designed by renowned colonial architect John Frederick Hilly and built in the late 1860s to early 1870s. 

The residence has recently undergone refurbishments retaining its distinctive Italianate characteristics and features, including impressive marble fireplaces, high 15ft ceilings, wide verandahs with cast-iron pillars and floor to ceiling sash windows.

For outdoor entertaining, there is an in-ground pool, tennis court and a separate pavilion. The pool has been recently refurbished with surrounding travertine tiles.

The property’s historic red brick stable and coach house complex dates to circa 1874 and offers a series of impressive buildings forming a rectangular-shaped courtyard. The courtyard is overlooked by a prominent ornate gable housing a Roman numeral clock, dating back to the 1950’s. 

A range of accommodation and housing options for staff and visiting guests include the recently renovated 4-bedroom Managers House, and older 3-bedroom Staff Cottage and the 3-bedroom ‘bakery’, considered by some as the birth home of Henry Lawson’s mother, Louisa Albury, born on Guntawang in 1848.

Guntawang also has a wide range of equine facilities, including recently renovated stables and the historic brick stables. There is the option to continue providing industry related services or retain as a private equine estate. 

The property is located only 5 kilometres to Gulgong, 25 kilometres to Mudgee and approximately 1-hour drive to Dubbo. Both Mudgee and Dubbo have regular flights to Sydney.
