This Rozelle Victorian Georgian with award-winning reinvention by YSG Studio has been sold by Matthew Hayson and Rita Lopresti of CobdenHayson after 13 days on the market.

Originally constructed in the late 1800s, the structure has undergone various transformations throughout its history. It served as The Balmain Supply Store in 1896, a dressmaker's workshop in 1956 and an art gallery. 

The three-storey former corner store now captures panoramic Sydney city skyline views from the upper levels and opens to a landscaped entertainer's terrace and secret garden.

Speaking to LUXURY LIST WEEKEND, Matthew Hayson said there were 152 in-person inspections prior to the sale. 

“Nine contracts were issued with a high-level of interest identified,” he explained. 

“The quality of the renovation, size of the residence were the key attraction points.”

The home was sold to a local family with kids. While the sale price is confidential, it is rumoured to have sold for almost $7M, a peninsula record.

And finally the location and accessibility to Rozelle shops and ease to schools and the CBD.”

Matthew told LUXURY LIST WEEKEND the high end market in the area continues to perform well.

“Locally, our market is like much of Sydney with higher-end luxury homes continuing to perform well while lower price points are a touch more sensitive as the higher rate environment is impacting that buyer pool.”

“We’re seeing all types of movement currently but locals are always keeping a watchful eye on what’s trading through the area. We’re seeing a high number of downsizers in the market as the baby boomers are looking to take some cash off the table and move to an area that offers a vibrant, busy lifestyle.”
