Braebrook the Sutton Forest property sold by Stuart Davies of McGrath Camden, Michael Burke of McGrath Upper Hunter and Jamie and Richie Inglis of Inglis Rural Property in just 16 days.
The grand Southern Highlands estate of the Late Geoffrey and Pamela Coghlan has sold ahead of auction.
“Braebrook” at 70 Windella Road in Sutton Forest was offered for sale by expressions of interest scheduled to close on November 11 but a sale was negotiated after just 16 days on market.
Source McGrathStuart Davies of McGrath Camden was unable to confirm the price but said it was “considerably above” the guide of $8.5 million to $9 million. Stuart worked on the sale alongside Michael Burke from McGrath Upper Hunter and Jamie and Richie Inglis of Inglis Rural Property.
The team took enquiry from Sydney’s Eastern suburbs, Upper North Shore, Mosman as well as from Dubbo, Mt Macedon and from local Highlands’ residents.
Source McGrath“Most buyers sought to utilise the property for thoroughbred breeding, spelling and cattle growing,” explained Stuart. “Some intended to live there, others hoped to use it as a weekender”.
“Braebrook” was held by the Coghlans for more than 30 years in which time Pamela Coghlan planted spectacular gardens in a formerly empty paddock.

Features of the estate include a highly secure water system via six dams, a reticulated water system and bore. During the last drought, farming continued and the stock were well supplied with feed and water.

With the deaths of Geoffrey and Pamela, the property was no longer practical for the family and interests have diverged.
Eight contracts were issued for the property following 13 private inspections. The buyer is from Sydney’s Lower North Shore.
