Sam Wilkinson told WILLIAMS MEDIA he first met with the owners to discuss the prospect of selling in May, though minor alterations and the reintroduction of stage 3 restrictions meant the campaign did not start until July.

“We had planned to take the property to auction but public auctions were banned and stage 3 restrictions were announced a couple of days before we were due to launch,” Sam explained to WILLIAMS MEDIA. “We pivoted to an Expressions of Interest campaign and launched the campaign on Friday July 10 and had scheduled the closure for August 15. When stage 4 restrictions were announced and we could no longer take inspections I brought the campaign close date forward to Thursday August 6. From then negotiations continued until a deal was reached the night of Monday August 10.”

Though the buyer profile was mainly growing families upsizing from homes nearby, the campaign attracted interest from Toorak, Brighton and even Sydney.

Sam told WILLIAMS MEDIA, “The house was very popular. Of the 25 groups who inspected, 15 requested contracts, an unusually high ratio. After the EOI closed we were in negotiations with 5 families.”

“The house appealed for many reasons - a beautiful cul de sac position surrounded by lovely period homes, a magnificent parcel of land of nearly 1,600sqm with a grand frontage over 30m, superb Victorian facade with sweeping verandah, and a most charming family home that had been beautifully refurbished and presented, yet still offered the prospective buyer plenty of scope in the rear garden to extend and add further value.”

“This sale was a great litmus test for the market, especially considering we closed Expressions Of Interest the day after stage 4 restrictions came into force. It confirmed that quality family homes in the better streets of Boroondara are still in high demand.”

“I am now dealing with several more buyers who are keen to find their next home somewhere nearby. There may be increased instances of off-market sales once restrictions are eased somewhat and we can take people through houses again. This was further evidenced by another family home in a top street of Hawthorn I recently sold ‘off market’ at a similar price within 2 weeks of discreet buyer introductions.”
