Huge interest and great result for 59 Buena Vista Avenue Coorparoo and 31 Waldo Street Norman Park sold by Heath Williams of Place New Farm and Sarah Hackett of Place Bulimba.
Last Saturday, Place sold two incredible Brisbane properties at auction, 59 Buena Vista Avenue Coorparoo, known as The Gables, and 31 Waldo Street Norman Park.
Both homes had a three-week marketing campaign with 59 Buena Vista Avenue selling for $6,300,000, breaking a suburb record for Cooparoo, while Norman Park sold after a competitive bidding war for $3,800,000.

Speaking to LUXURY LIST, Heath Williams said 120 groups had inspected 59 Buena Vista Avenue. Seven bidders were registered on the day, with 20 bids, before the residence sold to a local family for $6.3m, breaking the suburb record for Coorparoo by over $1m.

“59 Buena Vista Avenue is a large family home on a large elevated block with stunning city views in a tightly held enclave very close to the CBD,” Heath told LUXURY LIST. “It needs a full renovation so represents a blank canvas for the lucky buyer.”

There were 35 groups who inspected 31 Waldo Street, including 2 virtual inspections from interstate buyers.

Three bidders were registered on auction day, including one interstate buyer on the phone. After spirited bidding, the home was sold for $3.8m, almost $1m above its previous sale price of $2.9m in December 2020.
The home was sold to a family looking to downsize from large suburban house to a low maintenance home close to the city.

Heath told LUXURY LIST that auction clearance rates are extremely high.
“Stock seems to be around 38% down, so buyer activity is extremely high with massive success rates,” Heath said. “Our office clearance rates are near 100% at auction.”
