Jordan Bulmer’s $5.5 million sale of the penthouse at 4/2 Barnhill Road in Terrigal trumped the standing record set when he and McGrath’s Mat Steinwede sold the La Joya penthouse in Painters Lane earlier this year for $4.3 million.

He delighted the owners with a quick turnaround after he introduced the buyer. “I contacted a number of potential buyers from our database,” Jordan Bulmer told LUXURY LIST. “When I took this client through the penthouse, he said it was the best apartment he’d seen.”

"He immediately wanted to know what it would take to keep the property from going to the wider market. That price was $5.5 million.” he continued.

That proved a windfall for the owners who had bought the luxury apartment in 2016 paying $3 million although they have completely renovated the apartment since.

“Now they have a number of grandchildren, they want some grass for them to play on,” Jordan explained. “They’re looking for a standout acreage in the area.”

The new owners, a couple downsizing from a nearby acreage, have much to enjoy. Beyond the spectacular 300-degree coastal views, they have the beach, just 50 metres walk away.

Their new four-bedroom penthouse tops a boutique complex of just three other apartments.

It covers 520 square metres including a study, three marble bathrooms and a wraparound terrace.

The garage takes four cars and residents share an indoor pool and recreation area.

Despite the new owner being a local, Jordan told LUXURY LIST that most buyers are coming from Sydney’s Eastern and Northern beaches.

“We’re finding Sydney buyers in the $4 million to $10 million range are the strongest buyers on the coast right now,” he said. “There is a lot of attention in this part of the market.”

He noted a significant change to the higher end of the market.

“In the past, these properties could sit on the market for six to 12 months,” he commented. “Now we’re moving them rapidly.”
