Sold by Michael Armstrong and Celeste Wright of Kay & Burton, who told WILLIAMS MEDIA, “Buyers are now gravitating towards the certainty of dealing with a private sale and we like it also.”
This generous yet low maintenance town residence, known as ‘Tara’, has been sold by Michael Armstrong and Celeste Wright of Kay & Burton after just 13 days on market.
Michael Armstrong told WILLIAMS MEDIA, “We had a total of 15 inspections. This was pre restrictions while we could still host open for inspections. The interest was good from the start. We were confident we priced the property correctly and had a vendor who was motivated and involved in the strategy from the outset.”
From the beginning of the campaign, Tara was advertised by private sale. “This was not only the vendor’s preference, but I love the confidence that comes with putting a price on a property and placing the pressure back on the buyers,” Michael told WILLIAMS MEDIA.
“EOI has its place in this market and auctions have become tricky unless handled well, but buyers are now gravitating towards the certainty of dealing with a private sale and we like it also.”
The asking price was $2,175,000 and the three bedroom home sold not far below that.
“The buyer is an investor currently living in the Bayside area. They may live in the property down the track, but wanted a place to invest in the meantime where they are certain they’ll get capital growth and a good return - the position in Mathoura Road and the quality of the building will ensure this,” Michael told WILLIAMS MEDIA.
“We put a deal together that worked well for both sides and that is the key in this market. We were able to put the property immediately up for rent during the settlement period and have managed to find a tenant now within a week - this is a massive win for both sides and both have got what they wanted out of this deal.”
Positioned between Hawksburn and Toorak, two of Melbourne's most famous villages, ‘Tara’ is set prominently at the front of an exclusive group of just three.
The beautifully constructed and maintained town residence provides generous yet low maintenance living suited to any stage of life.
Generously proportioned interiors include living and dining spaces with gas fireplace, with both spaces opening via French doors to westerly courtyard gardens. The separate kitchen with walk in pantry and meals area leads to an outdoor undercover courtyard which functions brilliantly as a breakfast nook or children’s play area and also provides secure access to the garage.
Upstairs, three large bedrooms all feature extensive wardrobes and access to a deep westerly balcony which is entirely undercover. The main bedroom boasts a spa ensuite, while a central skylit bathroom services the other two bedrooms.
