A three-bedroom Hamilton apartment with river views is for sale through Paul Liddy of Ray White East Brisbane and Benjamin Collins of Holmes & Collins.
A property described as Brisbane’s best riverfront apartment will go under the hammer next month, and is expected to attract strong buyer interest.
The three-bedroom unit at 148/37 Harbour Road in Hamilton’s Portside Wharf precinct is the “jewel in the crown” in its price range. The apartment is located right on the Brisbane River, says marketing agent Paul Liddy of Ray White East Brisbane.
“In 35 years in Brisbane’s real estate industry, I can’t recall an apartment that had a more beautiful relationship with the river,” he said.
“You literally cannot get any closer; when you’re inside it feels as though you’re sitting in a boat as the apartment sits over the water,” said Liddy.
The property is one of only four apartments of its type in the ‘Infinity’ building at Portside Wharf and is coming onto the market for the first time since it was built 10 years ago.
Only one of these four apartments has changed hands since they were built, with 152/37 Harbour Road selling in 2008 after being on the market for only 10 days.
The vendor of that property sold to buy a larger apartment in the building, and the owners of 148/37 Harbour Road are selling to do the same, compromising views for size.
Three-bedroom apartments in the Infinity building usually sell for between $1.65m and $2m. Liddy said the apartment for sale, as well as the other three in Infinity, are tightly held because they were unrepeatable.
“These apartments are coveted due to their prime location right on the river, and the remarkable views that come with that,” he said.
“The apartments in Infinity were built when Portside was gentrified a decade ago, and since then a lot of development has occurred, with the result that many apartments have had their views obscured.
“This is not so for this apartment – its views can not be built out. The building is at the pointy edge of the Portside precinct and any future development in this area or along Hamilton’s north shore will be behind this building," said Liddy.
“The views are uninterrupted and totally protected, and will only improve as the old Bulimba industrial riverfront is redeveloped, which is just starting to get underway now,” he said.
While many Brisbane apartments are tailored for investors, the Infinity apartment appeals to owner-occupiers. It has a large footprint at 220sq m, with three bedrooms, 2.5 bathrooms, a three-car garage, a study, a media room and a cellar.
“This is the type of apartment people will be motivated to sell their house for," said Liddy.
“We are also expecting strong demand from both interstate and local buyers wanting to take advantage of the Portside lifestyle, offering first-class food and retail amenity," he said.
Northshore Hamilton is celebrating 10 years since it was revitalised and transformed from an industrial site into a hip residential community. Growth is continuing, with $5 billion in infrastructure in the pipeline, including a $560 million upgrade of Kingsford Smith Drive.
The apartment at 148/37 Harbour Road will be auctioned on site at 6.30pm Thursday 2 February 2017, and is being marketed by Paul Liddy from Ray White and Benjamin Collins from Holmes & Collins.
