Realmark Coastal’s, Dean Bradley has made his first foray into the innovative Openn Negotiation sales method with the campaign of a property at 56 Daglish Street, Wembley in WA.
The character-filled four-bedroom house sold nine days into the campaign for $100,000 above the reserve at $1.3 million. It attracted 10 qualified bidders vying for the property, a total of 21 bids and 27 observers. The home was also the most viewed on realestate.com.au in the first week of its launch.

Mr Bradley said he had wanted to try Openn Negotiation for some time but was nervous. He was spurred into action when a similar nearby house recently sold through the same method, also achieving an outstanding result.
“There was lots of talk and enthusiasm after that sale, so I realised it was the appropriate time to try Openn Negotiation.”
“It’s an entirely online process, where potential buyers can start bidding from day one and allows flexibility for the sale to be brought forward if the offers match or surpass the vendor’s expectations.
“The concept is totally transparent and while labour-intensive, the response was overwhelmingly positive.
“The transparency provides buyers with the confidence to place a bid while giving vendors the best possible chance of achieving their desired selling price,” he said.
Mr Bradley said that while there is very low supply and high demand, “we were taken by surprise at the high interest that we decided to bring the deadline forward.”
He said there was nothing particularly special about the property that made it stand out, so the result was exceptional.
“When the bidding soared past the reserve, the vendor’s reaction was one of great surprise and real appreciation.
“Nobody expected the result.
“I can’t reiterate enough that the openness and flexibility created a great deal of enthusiasm and positivity and even allowed the process of maintaining relationships with buyers who missed out so much easier.
“Discussions were upfront so potential buyers were more supportive of the process.
“The sales method also creates excitement and competition with the bidding and is particularly effective when demand is so strong.
“It was a great first-time experience and I’m now about to launch a campaign of a second property using Openn Negotiation,” Mr Bradley said.
