"All of my listings, both from the past year and those coming to market into the future, have been 100% referrals," Jodie Mitchell told WILLIAMS MEDIA.
WILLIAMS MEDIA spoke to Jodie Mitchell about her recent milestones.
What has been your greatest milestone achieved and why?
All of my listings, both from the past year and those coming to market into the future, have been 100% referrals. Gaining the trust and respect of my vendors and buyers is something I am eternally grateful for. I hear time and time again that vendors appreciate my guidance, lack of pressure, industry knowledge, and consistent follow up.
How has RS helped you achieve your milestones?
There have been excellent turnaround and quick responses from all the staff at RS.
The professionalism, up to date marketing, smooth listing process, and contracts follow up, are second to none.
My clients agree - feedback from a recent sale said, “I am so impressed with how professional Jodie and your team are!”
What is one thing you have learned over your years as an agent?
Listening is the most important thing an agent can do to understand their vendors, and what their buyers are looking for.
Source: Jodie MitchellWhat are your predictions for the 2021 market in your area?
2021 will continue to power on, with the market holding and increasing in most areas. Property is still proving to be strong security for a very insecure world at the moment. Nothing seems tangible and having your own piece of property certainly provides a sense of security in many ways. Building, renovations and all home sales and improvements will continue to be very busy for the next few years.
In my area, which is coastal, semi rural and rural, there is more stock coming to the market which gives the buyers more choice, yet well presented properties are still being, and will continue to be, snapped up quickly. Acreage with a water source, and income potential will continue to be hot property. I am speaking with buyers consistently looking for a country escape, a tree change to establish a simpler life.
Describe a few recent sales highlights
Underlining the strength of Jodie’s referral business, many of her recent sales highlights have been from one Dunoon street, May Street.
35 May Street, Dunoon is a semi-rural acreage with established pecan and fruit trees and a resort style home built in 2010 by GJ Gardner. The 4-bedroom home features working from home facilities, pool, and an undercover entertaining area with built-in BBQ and wall mounted TV. The property was sold by Jodie for $1,100,000 off market. The buyer matched after inspection on a different property.
"The Vendors presented the home immaculately which helped with a quickly organised inspection and sale on the same day," Jodie told WILLIAMS MEDIA.
48 May Street is a timeless 3-bedroom home built in 2011 on almost 2 acres of manicured lush gardens. Veggie beds, fruit trees and a chicken shed deliver an abundance of home grown food, while a covered outdoor entertaining enjoys a pizza oven, fixed concrete table, ceiling fan and outdoor speakers. 48 May Street sold for $1,070,000. "This was the first property to sell for an unprecedented price in the area. Again, the entire property presented perfectly with stunning gardens which helped sustain the high offers," Jodie explained to WILLIAMS MEDIA.
Next door, 49 May Street is a recently renovated and refurbished modern home with 4 bedrooms and huge 12x6m four bay shed offering potential for a workshop/home business. This property sold for $957,000.
Elsewhere, 60 James Street is one of Dunoon’s original homes, built circa 1895. The 3-bedroom home sits on approx. 1,214sqm and features character details such as soaring ceilings, VJ walls, Australian teak floorboards, stained glass interior windows and French doors. This property attracted 61 enquiries and 4 inspections over the campaign before it sold for $935,000.

She had tight timelines to work to, to find me the perfect property, she quickly understood my requirements and delivered to those requirements and then some. If I were the vendor I would have been thrilled with the result, she managed to sell the property before it hit the market. Jodie is genuine, exceptionally helpful and goes above and beyond in her support and follow up.”
