Set in a highly sought after seaside village, the luxury manor was sold by James Paynter and Samantha Moffatt of RT Edgar, and Quentin McEwing of McEwing & Partners.
Blending opulent grandeur and resort-style luxury, this luxe manor in Mount Eliza’s famed Golden Mile has been sold by James Paynter and Samantha Moffatt of RT Edgar in conjunction with Quentin McEwing of McEwing & Partners.
Samantha Moffatt told WILLIAMS MEDIA, “55 Canadian Bay Road was listed for private sale with McEwing partners in Mt Eliza in November 2019 and had attracted some interest from overseas buyers as well as locals looking for a luxury home in this highly sought after seaside village.”
By January 2020 the vendor decided to broaden his reach and appointed RT Edgar agents James Paynter from the Brighton office, and Samantha Moffatt from the Portsea, Sorrento and Flinders offices (in conjunction with McEwing Partners) to initiate an auction campaign. Over 30 groups of buyers came through the property in the subsequent 4 weeks.
“Interest was fairly strong as the property offered so much - a grand home over two levels, with two fully appointed kitchens and multiple living zones with cellar, lift, 4-car garages, swimming pool, tennis court and terraced gardens. Whilst it did not sell at auction, the buyer had already been found and amid some quiet competition, the property subsequently sold just 10 days later,” Samantha told WILLIAMS MEDIA.
The five-bedroom, five-bathroom residence is positioned on nearly an acre (approx.), with an infinity edge heated pool and flood-lit mod-grass tennis court, a short stroll to the vibrant village and Canadian Bay Beach.
A royal entrance with sweeping wrought iron staircase and elegant chandeliers sets the tone for grandeur through the entire home, which features four living areas, an American Oak kitchen, an adjoining “pool house’’ with a sauna, second kitchen and bi-fold doors opening directly to the poolside alfresco area.
An upper level balcony offers a stunning outlook over the property with glimpses over the bay to Melbourne’s city skyline, while the tennis court is backdropped by beautifully manicured gardens where you can enjoy pre-dinner drinks on the vine-covered limestone terrace before retreating to an enticing alfresco area with manicured gardens spilling down to Ballar Creek Reserve.
Samantha told WILLIAMS MEDIA the luxury property market across the broader Peninsula remains strong.
“With current off-market opportunities in Portsea, Flinders and Sorrento, as well as quality new listings across the board, there are cash buyers still showing confidence in purchasing high-end properties at this time.”
“Our buyers tend to be Melbourne-based professionals or overseas expats seeking a lifestyle escape in the rural hinterland or a beach house on the coast. We can offer both and thrive on the beauty and diversity of the Mornington Peninsula’s would class beaches, wineries, golf courses and restaurants.”
