The 8,500sq m island site at 1 Charlotte Street in Jordan Springs has development approval for 25 four-bedroom Torrens title, three-storey dwellings, plus two residue lots totalling 1,501sq m for future development, earmarked for the development of 45 apartments with ground floor commercial space.
The property, situated in an award-winning Lendlease masterplanned development, is being marketed for sale by Knight Frank agents Linda Zhu, Grant Bulpett and Dominic Ong on behalf of a private consortium.

Ms Zhu said the site provided developers with the chance to capitalise on continued demand for lifestyle-designed homes in masterplanned communities.
“Houses suitable for first homeowners, which are proposed for this Jordan Springs site, are sought after by the market,” said Ms Zhu.
"The innovative design also incorporates a separate fully self-contained one-bedroom loft apartment, which can be rented out for income or in-law accommodation.”
Mr Bulpett said the site is arguably the best positioned in Jordan Springs, which is situated seven kilometres from the Penrith City Centre.
“It has direct access to lakefront parklands, childcare, a new public school, resort style amenities and a shopping centre including a Woolworths supermarket,” said Mr Bulpett.
“Jordan Springs is one of Sydney’s newest and fastest growing suburbs.
"Upon completion later this year, it is expected to house around 13,000 people in approximately 4800 homes.
“The suburb has had unprecedented growth and demand in the last few years with median house prices soaring by 53.7 per cent in the five years leading to June 2018."
Mr Bulpett said underpinning the price growth has been its strong population growth since the Lendlease masterplanned development began, with the community growing by 973 per cent from 2012 to 2018 to 6,558 residents.
“Similarly, the wider Penrith community has experienced growth in both population and jobs, with forecasts expecting this to prevail long-term in Western Sydney," said Mr Bulpett.
“This expected boom in the greater region is underpinned by the mass supportive investment and infrastructure projects in surrounding regions, such as the Nepean Hospital upgrades, Western Sydney University, North-to-South Metro Rail Link, the Western Sydney Aerotropolis and Western Parkland City vision.”
The expressions of interest campaign for the property closes at 12pm on Wednesday, March 12.
