Some of NSW's favourite holiday locations are enjoying record real-estate activity.
The Central Coast, the South Coast, and the Southern Highlands have experienced an unprecedented level of real estate activity over the holiday season.
Garth Hunter, Co-Principal of Raine & Horne Terrigal & Avoca, said the annual influx of holiday-makers and the ease of searching for properties online, has driven strong property sales in the beach-side towns of Terrigal, Avoca and Copacabana.
"Buyers are amazed that it's possible to pick up apartments on Avoca Beach for between $500,000 and $600,000," he said.
Enquiries for more expensive properties have also been strong, he said. "We've fielded 200 enquiries for 24 Townsend Street, Avoca Beach, a luxury architect-designed residence that sits on three acres. A year ago, we would have been lucky to attract a fraction of that enquiry level."
Tony Hopper, Co-Principal of Raine & Horne Mollymook/Milton, confirmed that the holiday season has seen strong real-estate sales.
"We've had a very good summer with people moving here armed with the capital gains generated by the sale of a Sydney property," said Hopper.
Hopper said they'd sold a four-bedroom home, 10 minutes from the beach in Mollymook for $525,000.
"It was sold to a couple from Sydney, and we've seen a spike in retirees, or those approaching retirement, buying up in our region over the last six months - but only after taking a vacation here first to experience the delights of our magnificent beaches."
Matthew Anstee, Principal of Raine & Horne Southern Highlands said interest from holiday makers from the Northern Beaches has held up the markets in Moss Vale, Bowral and Mittagong over summer.
"If you want to live 90 minutes from the Sydney CBD, and not in a housing development, then the Southern Highlands stacks up very nicely for retirees," said Anstee. "We've seen a surge in retirees moving here from the Northern Beaches."
Many of the retirees are buying properties around the $1 million mark, such as a modern, four-bedroom home at 16 Jonathon Street in Bowral, which sold for $965,000.
