There is a lot of work that goes into a listing presentation for a possible new management of a property. Firstly you need to gain as much information as possible from the potential landlord/s on the property to ensure you are well organised and have the relevant information when you meet them for the appraisal.

I research similar properties in the area and surrounding areas that are for lease and have recently leased. I then put that information onto a document so we can show the landlord/s what they should be expecting to achieve.

You need to be very organised and confident in yourself and your ability that you are the best person to look after their investment and that you are experienced. If you do not have confidence in yourself then how are they going to believe or trust that you are the one to list and lease their property?

You need to be ready for any questions that may arise and know the right advice to give the landlord/s.

I also believe personal appearance is important, you need to look the part and look like a professional that takes pride in themselves. Always turn up on time or 5 minutes earlier, people don’t like when you are not punctual.

I make sure I bring a management pack filled with all the information they will need such as brochures on smoke alarms, water usage and landlord insurance. It’s important to bring along testimonials and information of yourself such as any awards or achievements.

You need to seek what the landlord is after in terms of rent, tenant/s, services and fees. Be understanding and listen to their needs, not every landlord/s lease their properties out for happy reasons, some have lost family members and were left the property or a family member was moved into a nursing home. Some go through a divorce and it was once their home where they were happily married with children and have good memories.

Lastly, follow up after the appraisal, it is important to get their feedback and if they have any further questions.
