Brisbane's strong population growth will continue to drive demand for housing, says Place Advisory.
Regardless of nuances such a demographics, job market trends, and lifestyle preferences, population growth is a key driver of demand for property, says Place Advisory.
A new report by Place Advisory shows that Brisbane's population grew 1.6% per annum over the last decade. That rate is slower than Melbourne rate of population growth, but ahead of Sydney's.
The strongest rates of population growth were seen in the outer ring of Brisbane, which grew 1.6% per annum in the last 10 years, and the inner ring, which grew an impressive 2.0% per year over the period.
In the most recent years, the strongest rate of growth has been achieved in Brisbane's inner ring, which added 5,500 people in the last 12 months, almost double the rate of growth seen in the middle and outer rings.
The Australian Bureau of Statistics forecasts Brisbane's population will grow 1.8% per annum until 2061. Place predicts the strongest growth will remain in the inner and outer suburbs. It says with growth "will be driven by the increasing popularity and practicality of high density living in the inner city and, for the outer ring, the affordability and availability of greenfield land on Brisbane’s outskirts."
