Some agents are discounting unnecessarily and creating a bad look for agents that are providing value for their clients.
I think one of the biggest issues facing the real estate industry in Queensland is the deregulation of commission. To be honest, Queensland is really good value for agents compared to the rest of Australia but since the deregulation, it’s not so much people pushing for it but the agents themselves. I guess they don’t understand their own value and the value that they bring to the transaction, and they’re starting to discount their fees. I think if that continues, then it’s going to be bad for the whole industry in Queensland.
For us, it’s just about value. I have an example from Friday last week – we had a client who wanted $720,000 for his house, and we got him $750,000 and it only took a week to get it for him, and he’s absolutely stoked. That’s $30,000 more for him, and our whole fee is probably half of the bonus that we got him. It’s relative. I reckon we’re great value!
I reckon it’s an issue facing the whole industry in Queensland because some agents just don’t understand their own value, and if they don’t think they’re worth it they should either get out or train themselves to be better, not just discount.
Some agents are discounting unnecessarily and creating a bad look for agents that are providing value for their clients by achieving $10-20k more for their homes rather than just taking $2k off their commission. It's a false economy. Some sellers think they're saving money by picking the cheapest agent, when in actual fact they could be losing much more in the sale price.
